Off to Kansas Thursday - 3 day trip

My first paying for myself at a loss business trip!

Flying to Kansas, to do house hunting with an agent - have about a dozen prospects lined up, my dad is actually going with me. Cost like $280 bucks a ticket tho. ( he wanted to go, and I didn't offer to pay for his ticket).

Plus $70 a night (2 nights) for my lodging on post (dad is covered) and something close to $100 for my car rental.

Meals for 2 days - $75

about $525 to look at houses. I better find one I make it to contract with!

Plus losing $300 at the Casino in Kansas City... thats a $850 trip. ouch!

Oh well - going to be blowing $15k on a down - so whats $1k between friends?

I get back to Ontario late Saturday.

Try and get the deal done this month to claim the $6500 tax credit. I think as long as you have a purchase agreement in place by 4/30 and you close by 6/30 you can qualify. BUT I think you also have to own the house for a few years or you have to pay the credit back.

Hmmm - I thought you had to close by April 15 for it to count. We are amused that we failed to qualify for the $6500 on our current house because we bought it in June of 09 - 6 months before the $6500 started.

Meanwhile, we will not be selling this or that house, but renting them both until Retirement when we will sell at least the Kansas house, Possibly the North Carolina house, and the House from where ever we move to in Summer of 11 that we will buy there.

Unless we get assigned to Washington, we might just go ahead and retire in Washington State if we get a house there we like, instead of moving back to California when it is all over. Then again, 7 years in the Army, and between 2-4 at Seat before any of those decisions have to be made.

As it turns out - the $6500 is only if you have lived and owned your previous house for a minimum of 60 Months prior to closing on the new house. not eligible. again.

Good news is you can buy a home and the land for half the replacement cost to rebuild the home in case of a total loss. So, just buy a home and burn it down and cash out. That is what I advise all my clients to do.

Arson and inusrance fraud is OK if you only do it once in a while. At least that is what my Chinesse Overlords tell me. And since they own America, it must be right!

If you close before the 30th you're still eligible. I'm house hunting in Denver right now and hoping I still make the cut.

Also, house hunting is so far the worst and most frustrating experience of my life.

It should be easier than 4-5 years ago. Maybe Denver did not get hit as hard, but most markets have had the housing values plummet. It probably depends on what you are looking for as well. It is probably easier to find a 2200-3000+ sq ft house compared to a smaller under 2000 sq ft house.

just make sure your taxes are in order. taking these credits gives you a one in five chance of an audit.

You have to close by June 30th, you need a purchase agreement in place by April 30th.
